Frequently asked questions

For clients

Am I eligible for a UK mortgage as a non-resident?

Yes. There is a strong and well-established market of UK lenders who offer mortgages to nonUK residents. Your exact lender options will depend on your country of residence, the strength of your income profile, and each lender’s affordability calculations.
Many lenders are comfortable with international applicants, including those without a UK credit history, provided your financial position can be clearly verified.

What deposit will I need as a non-resident?

For personal use, minimum deposits start from 10%. For Buy to Let properties, the minimum is typically 25%.
It’s important to note that the larger your deposit, the wider your choice of lenders - and the more competitive your interest rate pricing becomes. A stronger deposit position reduces lender risk, which directly improves both availability and pricing.

What documents do I need to provide?

Most lenders require a clear set of documents to verify your identity, income, and financial position. As a nonUK resident, you’ll typically need:

  • ID & Proof of Address Passport and a recent utility bill or bank statement.
  • Income Verification Recent payslips, employment letter, or audited accounts if self-employed.
  • Bank Statements Usually the last 3–6 months, showing income and savings.
  • Asset & Liability Summary Details of savings, investments, and any existing loans or mortgages.

What are the tax and legal implications of owning UK property?

Upfront purchase tax can apply (for England and Northern Ireland, non-UK residents may pay an SDLT surcharge). Ongoing, UK tax can apply to rental income and capital gains when you sell, and you should expect standard legal and AML checks during conveyancing.

Which lenders or mortgage types are available to non-residents?

Non-residents can access options from a mix of high-street banks, specialist lenders and private banks, depending on your circumstances. Mortgage types can include residential and buy-to-let, and products like fixed or tracker, often with slightly tighter criteria.

Can I purchase a property in my child’s name and act as guarantor?

Often yes, through a guarantor or family-assisted structure where you support affordability, but you are not necessarily on the deeds. Lender criteria vary, and it is important to understand the legal and financial responsibility you take on as guarantor.

Can you help review my existing UK mortgage?

Yes. We can review your current deal and timing, then compare remortgage and lender retention options to see if you can improve rate, fees, flexibility, or overall cost based on your current profile.

For partners

How quickly can you get clients an Agreement in Principle (AIP)?

We can usually secure an Agreement in Principle within 24 hours of receiving the client’s information. For straightforward profiles, many lenders issue the AIP the same day, giving your clients the confidence to reserve, negotiate, or make an offer without delay.

What lenders do you have access to. Are you whole of market or tied to specific ones?

Yes - we operate on a whole-of-market basis. This means your clients have access to a broad panel of high-street banks, specialist lenders, and private banks that accept non-UK residents, expats, and clients with overseas income.

How do you keep partners updated on client progress?

Partners receive clear, structured updates at each stage - from initial assessment to application, valuation, underwriting, and offer. We keep communication transparent and efficient.

How are fees handled?

Referral fees are industry-leading, disclosed upfront, and paid upon completion. We prioritise full transparency, ensuring that our partners are always aware of what to expect.

Do you have a minimum or maximum loan, and can you handle complex cases

We work across the full lending spectrum, from standard residential mortgages to large, multilayered international cases. There is no strict minimum, and we regularly arrange high-value loans through specialist and private banks.

We also handle complex cases, including:

  • Overseas income in multiple currencies
  • Selfemployed or businessowner profiles
  • SPVs and company structured purchases
  • Multi property portfolios
  • Sharia compliant
  • Highvalue or bespoke privatebank lending

  • Our whole-of-market access means we can match each client with the lender best suited to their profile - whether the case is straightforward or requires detailed, manual underwriting.
